Aircon Cleaning vs Servicing: What Your Perth Home Needs

Plenty of Perth homeowners use the words cleaning and servicing as if they mean the same thing. They do not, and the difference matters for your power bill, your air quality, and how long your system lasts. This guide explains what you can safely do yourself, what a professional service actually covers, and how often each one is worth doing in Perth conditions.
Cleaning: the part you can do yourself
Cleaning is basic upkeep that needs no tools and no licence. For a split system it means:
- Washing the return air filters. Pop the front cover, slide the filters out, rinse them under the tap, let them dry fully, and slide them back. In summer, when your system runs daily, do this every 4 to 6 weeks. Perth dust and pet hair clog filters faster than most people expect.
- Wiping the indoor unit. A damp cloth over the casing and louvres stops dust building up and being blown back into the room.
- Clearing around the outdoor unit. Keep leaves, grass clippings, and garden beds at least 30 cm clear so the unit can breathe. This is a two minute job that directly improves efficiency.
For ducted systems, the DIY part is even simpler: wash the return air grille filter (usually in the hallway ceiling) every couple of months and keep the outdoor unit clear.
A clean filter alone can cut running costs by 5 to 10 percent, because the fan no longer has to force air through a mat of dust. If your system smells musty when it starts up, dirty filters or a damp indoor coil are the usual suspects - and that is your cue that cleaning alone is no longer enough.
Servicing: the part that needs a professional
A proper service goes where a cloth and a hose cannot. A technician will typically:
- Deep clean the indoor coil and fan barrel, where mould and bacteria grow in the condensation that filters never catch.
- Flush the condensate drain so water does not back up and drip down your wall.
- Clean the outdoor coil and check the fan motor.
- Test refrigerant pressures and look for slow leaks. Low gas makes the system work harder and costs you money every hour it runs - if pressures are down, a re-gas and leak repair fixes the cause rather than the symptom.
- Check electrical connections, capacitors, and sensor readings.
- For ducted systems, inspect ductwork in the roof space for splits, crushed sections, and failed insulation - a big deal in Perth roof cavities that hit 60 degrees in summer.
This is the work covered by a split system service or a ducted system service, and it is what actually restores lost performance rather than just keeping the machine tidy.
How often does each one need doing?
- Filter cleaning: every 4 to 6 weeks in heavy use seasons, every 2 to 3 months otherwise.
- Professional service: once a year for most homes. If you run the system nearly year round, live near the coast where salt corrodes coils, or are in the Swan Valley or foothills where dust load is higher, every 9 to 12 months is a sensible rhythm.
- Never serviced? If your system has run for two or more summers without a professional visit, book one before the next heatwave rather than during it.
